Based on the ABCs (Analysis, Buying, and Cash Flow) framework of property investing, The Pinpoint Process is a six-stage methodology using a combination of business, economics, and geospatial modeling to find properties with the qualities individual investors desire.

For beginning investors, the course requires no pre-requisite knowledge and gradually introduces the property investment process to the student within a business context.

The Course

 

The Pin Point Process is taught as a hands-on, self-paced, project-based course with individual feedback designed to allow the student to gain mastery of each module before progressing. 

 

The course can be completed in 12 weeks of full-time study, however, students can take up to six months to complete the course for those who choose a more leisurely pace.

Module 1 - Strategy

​

The strategy stage of The Pinpoint Process introduces the student to the concept of investment goals and criteria, positive gearing, best-and-highest-use, risk and return, property classification, investment pathways, and financing options.

​

At the end of Module 1, students prepare an investment strategy document that details the options available to them and their preferred property investment pathway given their current financial situation and aspirational goals.

Module 2 - Location Analysis

​

Module 2 of The Pinpoint Process introduces the student to the concept of macro and micro geospatial market segmentation within the context of supply and demand.

​

Students begin by examining the Australian property market at the national level, refining their analysis to include state, regional, city, suburb, micro-suburb, and street-level segmentation analysis.

​

Students develop mastery of the tools and concepts needed to implement the principles of market segmentation using publicly available software, and reliable secondary research documents.

​

At the end of the location analysis module, students produce a detailed location segmentation report that identifies potential street-level property investment locations based on their investment goals and criteria.

Module 3 - Cash Flow Forecasting

​

The cash flow forecasting stage of The Pinpoint Process introduces the student to the concept of profit and loss within the revenue minus costs framework.

​

Students are introduced to the publicly available information necessary to determine the projected revenue and expected costs for the various rental options available for individual properties regardless of where they are in Australia.

​

Using supply and demand analysis, students learn how to create dynamic supply and demand curves for any property up to 18 months in advance to accurately predict revenue for any given night of the year whether the property is let short-term or permanently.

Students are also introduced to the tools necessary to determine predicted costs at the street and building level.

​

At the end of the cash flow forecasting module, students produce a detailed 52-week projected profit and loss statement for a variety of property types in their chosen area of interest.

Module 4 - Valuation

​

The property valuation stage of The Pinpoint Process introduces the student to two methods of property valuation.

 

The Comparative Property Analysis Method, which is used by real estate agents and banks to set the selling price and the amount the bank will lend on a property, and

 

The Indifference Valuation Method, which is unique to The Pinpoint Process, values investment properties based on business principles to determine the price point at which an investor will be equally well off whether they purchase one property type or another in their chosen area of interest.

At the end of the valuation module, students prepare a valuation report detailing the price ceiling they are prepared to pay for a variety of property types within a micro-suburb.

​

Module 5 - Purchase

​

The purchase stage of The Pinpoint Process introduces the student to the concept of pre-listing purchase opportunities.

​

The student is introduced to, and gains mastery of, the tools and techniques required to identify these properties and develop their network of contacts to ensure they maintain a competitive advantage in the locations they are interested in.

​

At the conclusion of Module 5, students produce a Property Investment Report (PIR), including a detailed location and cash flow analysis for a minimum of two properties, detailing their rationale for their preferred property selection.

​

Module 6 - Property Management

​

During the property management stage of The Pinpoint Process, the student learns how to manage their investment properties to the standard of a professional property manager.

​

The conclusion of the property management module of The Pinpoint Process sees the student prepare a report that includes the forms and processes required to manage a rented property in Australia, including a daily, weekly, monthly, and quarterly to-do list covering the property manager's role and responsibilities.

Course Completion

​

Upon completion of The Pinpoint Process, the student receives their certificate of competency, which acknowledges their skills as a property investor capable of identifying, pre-listing, cash flow positive properties in investment-grade locations, as well as navigating the buying and property management process.

Post-course mentorship is also available should the student require it.

The Pinpoint Process property investment course is priced at $3,999 + GST ($4,398.90) when paid up-front at the beginning of the course.

Alternatively, students can pay for each module individually at $749 + GST ($823.90) per module.
